I have a great client success story I want to share with you this week.
Here’s what Vyral Client Dale Ross said recently about his first video.
“One of the first videos that Vyral sent out had an extraordinary open rate. From that, I received over 30 people responding to that video and asking particular questions about real estate. From that source of 30 people, I ended up generating three listings out of it and one buyer. As the digital marketing world evolves, however, I want to keep you updated on trends to complement the core Vyral Marketing Plan – specifically “retargeting pixels” with Facebook and YouTube advertising.
A retargeting pixel is just a line of code that goes on your website so you can follow your visitors around everywhere online with ads. It builds up a list of visitors over time. It’s a database, or what we marketers call an “audience” now.

Why risk your money on Facebook and YouTube video retargeting ads?
There’s a good chance you’re calling people who came in from your website. This way they see you, so you’re well positioned before the phone call. It’s a great way to improve lead conversion for about $10-15 a day, reach more of the right people, and stay in touch with past clients, again, to complement The Vyral Marketing Plan.

Real Estate Snail Mail Update
The new and improve expired listing mailings for our Real Estate Snail Mail test go out the week of June 1st! We re-wrote the 10 step expired mailer campaign based on research and we’re launching all 20 test clients at the same time so we can meticulously track results in each market. The minimum goal is 2 consistent new listings a month after a 3-month ramp up. If you’re interested, the $500 a month labor fee (handwritten envelopes) is deferred for the first 3 months – you only cover the direct cost of mailings and a $1000 writing fee that is fully refundable if you’re not happy with the results. This is a side business unit at Vyral Marketing where I can put my writing skills to highest and best use for you. Either it’s going to work and everyone makes a lot of money, or I’ll write you and tell you the juice isn’t worth the squeeze. We’ll find out….
Neighborhood GoPro Video Tour Update
On another note, we’re working on systematizing the editing/optimization of GoPro videos for neighborhood tours – I sent my camera to Vyral Client Adrienne Lally who is going to shoot footage of Hawaii and work with me to create the video template. Once that’s done, I’m excited to write the “definitive” guide on how to do it easily. If you’re in real estate, what a great way to help your homebuyers find the right area to live.
