Listen to this excerpt from Vyral Success Coach Dan Schmidt, as he coaches Client Lance Woodley on engaging video topics to expand his presence in his market.
Edited Transcript:
Lance: Hey Dan.
Dan: Hey Lance, how are you?
Lance: I'm doing good, but I haven't gotten you the video I told you about for the listing presentation.
Dan: Were you able to shoot some footage? What's the status on that?
Lance: We got it all shot, but it is in pieces, so it has to be put together. Tomorrow, I'll send you over the videos that I've got. Has anything new come up, or are the other agents you're working with doing anything catchy, that you liked in particular?
Dan: One thing I like is highlighting different communities. Some people are wary about leaving out other neighborhoods when they do that, but the response has been pretty good from what I've seen. So, highlighting a certain area, a certain neighborhood, or a certain community, and talking about the benefits of living in this area have been great talking points and have gotten a great response. If there is a certain part of town you would want to get more business in, or maybe you already do a lot of business in, but want to get more referrals, try highlighting the positive aspects, the amenities, of living in that particular community. It's still kind of related to real estate, but it's more focused on a specific town. People will recognize what you're showing them and some will say, "Oh yeah, I live right by that golf course," or something like that.
Lance: One thing we like is Lake Murray.
Dan: Okay, let me ask you a couple questions: Have you sold anything out there - can people go boating, jet skiing, or fishing? What kind of stuff do they have to do out there?
Lance: Yeah, Lake Murray has all those things. Lake Murray is a huge lake that stretches 4 counties - it's the third largest lake in South Carolina. There are ocean-worthy boats on Lake Murray, like cabin cruisers, sail boats, and jet skiing - all kinds of stuff. The properties on the lake can be fairly expensive. In fact, right now our most expensive listings are on the lake. Lake Murray is significant to the midlands.
Dan: That's cool, something like that would be great to highlight. Talk about some of the past properties that you guys have sold there or talk about some of the activities, or benefits, of living out on Lake Murray.
Lance: We'll do that, and tomorrow I'll send over the videos that we took.
Dan: That would be great. That way, I can take a look at them and have more of a visual of what you guys did together and how you want it edited. I think I understand the direction you want to take with them. I can get a better idea of how to send that out to your database once we edit some of those down. Then we can keep the longer version.
Lance: Yeah, I wanted to put together a longer version that I can have for my team members, so when we are sitting down with somebody, we can show them the video. That way we can say, "Here, this is how we will list your home."
Dan: Okay, yeah, I've got a couple things to do on my end, so that's good. I'm glad that you reached out. We should still be on track to send your next video to your database next week as well, so we can keep consistent with that at the same time.
Lace: Good, sounds great.
Dan: Perfect, thanks so much, Lance, have a good one.
Lance: Thank you, goodbye.
