John: How did you hear about us?

Mike: I got some information on some of the different podcasts I listen to - the Pat Hiban interviews and Real Geeks webinars. I've also seen Frank speak. Scott followed up with me after I had spoken with someone. It's funny because we both went to the University of Arizona and have attended some alumni events. We talked a little bit, exchanged cards, but never really connected - so it's funny we reconnected on this. I look forward to working with you guys.

John: Why did you hire us?

Mike: Video marketing is something I've really wanted to do this past year, but I haven't gotten to it. Blogging and social media are great avenues for lead generation. It's almost a second job, there's a lot you need to do other than selling real estate. It's great to team up with a company that can streamline that whole process and automate it for me. That's why I got in touch with you guys.

John: Where are you at with your business right now? What are your goals?

Mike: I was originally in commercial real estate with Keller Williams, but I made the transition to residential real estate last year. I enjoy it more - I like being more hands on with people. Before I transitioned I was getting calls from friends needing help selling their homes and my boss was like, "Mike, you can't be a jack of all trades, master of none." I came to the decision that I just wanted to focus on residential. This year has been good so far. I had a closing yesterday, which makes it 15 for the year. I've been going to a bunch of real estate events and listening to podcasts, and while I'm pleased to have 15 closings, I would like to have more like 30 or 40. I would say my goal is to double my production next year.

John: You mentioned that you have about 300 or 400 in your database right now?

Mike: Yeah, I would like to add a little bit more. I've been going through and tweaking it over the last month and a half. I've been doing a coaching program that has really focused me on my sphere of influence. I know a lot of agents get caught up in paying for leads and some of the different systems that make a bunch of promises. I want to focus on my sphere of influence - 65% of my deals this year came from my sphere of influence. The rest is online lead generation and cold calling. The 300 in my database are all people I know well. The list I have now is separate from the people I've contacted through lead generation calls and online leads. Those are people I might want to add to the list at some point. The 300 are people I've met - who I would have a beer with and feel comfortable giving a call asking whether they know anyone looking to buy or sell. 

John: How are you marketing to your database right now?

Mike: I mentioned that I've been doing a program during the past 5 weeks. It's all about referrals, so I've been going through my entire list and qualifying them. It's a pretty straightforward script. I apologize for not staying in touch and ask them whether they know anyone who is looking to buy or sell. I've been trying to focus on my top 150 people - stay top of mind so they would refer me if they knew someone who needed my help. I think staying in touch with them more would help, which is where you guys come in. 

John: Why not try to do this yourself? 

Mike: I'm a big fan of Gary Keller and a lot of the top agents. I'm not a video or blogging guru. Even my pay-per-click marketing is managed by another company. They basically just deliver me the leads and I take them from there. I like to focus on dollar producing activities and for me to build a website and consistently blog and spend time on it wouldn't be as efficient as it would be if I had a script. You guys will keep me accountable. I've been wanting to do a video blog all year and I haven't started anything because I'm focused on lead generation. You guys will help me focus in on what could be an important part of my marketing.

John: What results are you expecting with Vyral?

Mike: The results I want is people calling me and saying, "Hey Mike, I saw your emails and I have a buddy who's looking to sell their house." I want people to see me as knowledgeable about the industry. I want people to mention how they've seen the educational videos I've done and that they like them. Basically, I want the program to generate more calls, more leads, more referrals, and more business.
