Real Estate Agents: How to Get Home Sellers to Email Their Database for You

This article is for our great real estate clients. I’m sure the same principle will work for your business, and if you’d like to talk about how to get other people to mail on their list for you, contact us for a strategy session.

Alright – this is a super powerful tip today.

What if you could get your seller to round up all the emails from their Facebook, LinkedIn, and personal email accounts to send everyone they know an email from them about how their home is for sale and you are their chosen agent?

We’ll it’s not as hard as you think.

First, here’s the script for your listing presentation.

“Let me share one special strategy we’re using on our team to get your home sold at a higher price. As you know, the more buyers we can attract, the more competition for your home, and the higher our selling price. Not only do we put your listing everywhere online, but I have a secret weapon. I’ve been selling real estate here for ______ years and I have a database of over _______ people – that’s people I know, buyer leads in my database, and subscribers to my newsletter. I’m going to put your listing in my communications so my database knows about your home. I can track who clicks to see it and then my sales team follows up to arrange a showing if, they are in fact, someone who is interested in buying your home (or knows someone that is)

But may I share with you one other overlooked asset we’re sitting on right now Mr. and Mrs. Seller? You too have a database! Look, connect with me as friends now on Facebook. Wow! You have xxxx friends! Now, let me connect with you on LinkedIn – my goodness you have xxxx connections! And I’m just curious, what program do you use to send your emails? How many people do you think you have in that address book?

Now, imagine if you could tell all those people quickly your home is for sale and ask if they know someone – of if they themselves – would be interested in buying it? Now hang on with me. Alright, I’m going to take out my iPhone and record this – can you tell me EVERYTHING you love about your home right now? Don’t leave anything out. Tell me - why do you feel someone would want to own it? Great! Now, my staff is going to write that up really nice for you, and then if you want, we can get an email out FROM YOU to all those people in your database with that message. You’ll proof it before we send anything, and here’s the NDA that states your database is YOURS and it will NEVER be used for anything else other than getting this message out one time. Is this something you would be interested in doing to make more money on your home sale? Great …sign here and my team will be in touch with your write up and to help you export all the emails from your system, so we can get the word out to more people than other agents in the area.”

Second, get the CSV files of all their lists. After you get the signed listing agreement, schedule a time for them to do a computer screen share (we like http://www.join.me) with your operations person to walk them through how to export all the emails from their various systems. A Google Search will give you instructions on how to export emails from just about anything.

Third, load all those emails up into an email marketing program like Vertical Response, put your clients name and email address in the “FROM” line of the email, send them a proof like we do for you at Vyral Marketing, and send!

Now you just got an endorsement from the seller to everyone in their database!

You can also now prospect their database (the people who open and click the links) not only for buyers, but sellers. Talk about a recommendation that scales.
