Michigan real estate agent Ken Pozek talks to 80-100 people a month about real estate to find people he can help, mostly higher end executives in a very affluent market (average $395k selling price). He was concerned the “higher-end” market would not appreciate his videos. Now, his clients are asking him to do business interviews they enjoy his videos so much! From his first few emails (under 45 days into the program), Ken has put 7 high-end deals into his sales pipeline which at his price point is upward to $84,000 in commissions directly generated from Vyral Marketing. Ken Pozek: I've gotten some really good listings that I've taken on already. I've gotten two additional listing leads from that seller email we sent out. I've gotten three buyer referrals. All in all, it's been 45 days since its been active and I've gotten potentially seven deals from it.

Mark: How long have you been a client?

Ken: 60 days

Mark: Your average selling price is pretty good there isn't, it?

Ken: $395,000

Mark: So maybe $100,000 in business could have arguably come from Vyral Marketing in 2 months?

Ken: Yeah, I would say it's measurable [laughs]. 

Mark: How do you know it came from Vyral, that you wouldn't have got it otherwise?

Ken: One of them, specifically, I took a few nights ago, the listing was $328,000, the guy was like (even though I sold their house a few years ago), "You know what, I totally forgot about you. But then we got your video email and were like 'oh crap!' we need to sell our house, we need to call Ken!" It's funny because I had mailed to them consistently for the last 3 years, so I'm not sure how they didn't know who I was - but to be honest, I wasn't picking up the phone and calling past clients. 

Mark: Why didn't you do something like sooner since the results are so good so quickly?

Ken: I felt like I could do it myself, like it wasn't that big of a deal. Then I realized I could work with you guys and have a program in place that I could follow. Once I kind of got the realization that I needed to do it, the money became not as big of an issue.

Mark: You're obviously getting great results in only 2 months. What are you doing right?

Ken: I take every buyer lead of every past client. I imported all my databases, every email I could, and sent over to you guys. I'm consistently adding people every week - I think doing that, plus actually doing the videos are the two things that will make you successful.

Mark: So you're following the Vyral Marketing system, which is asking for email addresses from everyone you talk to. How many people are you talking to each week about real estate?

Ken: 80-100.

Mark: How many of those people do you think give you their email address?

Ken: If I ask them everybody would. I just need to start asking every single time. I need to become more purposeful, ask if they would be alright with a follow up.

Mark: How much time has this whole program taken?

Ken: I don't do the videos in front of my coach. I want to rehearse a little bit and shoot them 2 or 3 times. The calls are very important though. Probably about 40 minutes or so.

Mark: What were some of your fears before starting this?

Ken: I do a lot of higher end deals, a lot of million dollar sales. I was nervous I would offend them by emailing them so much. It's funny because those are the ones that are getting the most engaged, that are calling me and asking me about stuff. I'm friends with the wife of one of these higher end's on Facebook and she was sharing my videos with her friends. It blew me away - the very people I thought I would offend were actually the most friendly.

Mark: How do you see Vyral Marketing improving your business in the coming years? How do you plan to leverage this?

Ken: I need to start doing the recruiting videos. It's not automatic but at least it's something that holds me accountable, I have someone calling saying, "Hey where's your video?" and stuff like that. It adds the accountability factor to make sure that I'm following up with my database which is and always has been the most profitable part of my business. 

Mark: What is the biggest benefit of working with Vyral Marketing?

Ken: Keeping the ideas fresh and sending my clients and past clients relevant information. I appreciate that you guys are out there thinking of new ideas and talking to other top agents, which is going to help me do items they are doing as well. For me, that's huge - I don't have time to network with everybody. That leverage is great, I'm staying relevant by leveraging what you've already done.

Mark: Anything else you tell someone who might be on the fence about hiring Vyral?

Ken: I would say just do it. Why try to recreate the wheel when you have someone out there doing it and is successful. I thought I might be able to do it on my own, and I probably could have, but it would have been more expensive and not as effective. Why not do something that's more economical and ten times as effective? I told Allison I send out emails all the time and get no response, whereas with the video email it's cool to see who opened it and be able to track it. It's great to be able to be intelligent about it, know what works, instead of sending out an email and just hoping that it works.
