Allison: So how did you hear about us and what motivated you to call us?

Jimmie Jack: A friend of mine named Doug Leugers, he's a Realtor and we kind of share ideas and do marketing brainstorming together. My challenges, he said, seemed to fit what you guys do for him, so that's why I called you.

Allison: Are you doing anything right now to market to those people in your database? If so, what's working well? What's not working well?

Jimmie Jack: What's working well is our Infusionsoft sequences and our contact form being filled out on our website, and then just our follow up. We call a lot of them because they're doing lodge packages in Alaska. And what else is working well, I'd say Facebook is working well during the season for fishing reports.

Allison: And why hire us? Why not do this yourself?

Jimmie Jack: Well, we just kind of doubled our business. I just acquired another lodge, and I've been doing it myself for a long time, and I've always wanted to make more video and educate my clients better personally and on the website, and it kind of had to sell through. So it looks like this is the best way to do it.

Allison: Greg, how did you hear about us and what motivated you to give us a call?

Greg: I heard about you a long time ago so I don't really remember. I guess one of the things that got my attention was Lars Hedenborg.

Allison: Are you doing anything right now to market to the people in your database? If so, what’s working well and what’s not working well?

Greg: I am not actually doing too much. I put them on initial campaigns whether they are a buyer or seller but that runs out after probably two months. I don’t have them followed up with after that.

Allison: Why hire us? Why not do this yourself?

Greg: I guess for the monthly cost to be sure that it gets done. I could probably do it myself but the way my schedule is, I know it will for sure get done this way. That’s a big part of it.

Allison: Christine, I know you were a client in the past, but how did you hear about us and what motivated you to call us again?

Christine: I was a client in the past. I met Frank right when he was starting the company, and I thought the blogs were great. I got good reviews on them. I got very busy with starting my own brokerage, and it’s been on my list to get back to doing Vyral Marketing, but it’s just kind of slipped through the cracks the last couple years.

Allison: Awesome. Are you doing anything right now to market to your database? If so, what’s working well? What’s not working well?

Christine: I’m doing minimal right now, honestly. I mean, we send out new listings to our database, but for the most part I’m doing very little.

Allison: Why hire us? Why not do this yourself?

Christine: Well I’m not a blog or IT specialist. I would find it very time consuming to take a video, create a blog website, write up content to match the video, and email it out to our entire database. There is a definite value you in what you do, and because I think you do it for so many people you’re able to cut down the cost of what it would cost one person in hours to figure it all out.

New Client Welcome Jeremy Higgins



Jeremy was raised in Davis and Yolo County and still lives there. He is there to stay and you will always know where to find him! He also proudly served to protect this great community as a law enforcement officer for 10 years. He is passionate about people and serving with integrity. Seven years ago, he chose to take the safer route and protect the interest of his neighbors through Real Estate. He has been serving his community, selling real estate, for over seven years now and has sold nearly 150 homes. Allison: So Jeremy, I know you were a client in the past, but how did you hear about us and what motivated you to call us?

Jeremy Higgins: Well, my business is in a much different place today than it was when I started. I was re-entering the business back in 2012 and I just didn’t have the database that I have now. I’m a big fan of the Real Geeks hangouts, so I watch all the Real Geeks hangouts with Jeff Manson and Frank. I just felt like the business is humming right now, and that it was a good chance -a good opportunity - to step it up a little bit.

Allison: Perfect. Are you doing anything right now to your database? If so, what’s working well? What’s not working well?

Jeremy Higgins: I got a couple different things going. We’ve got Real Geeks going, so that’s not really, I mean, it is marketing to a database, but it’s a new database. Leads are coming in, and then once they come in, we have our own in-house follow up system. And then they also go into our Infusionsoft, and then Infusionsoft will drip on them. Just text and email at this point. I’m a bold leads client, so we get a lot of leads coming in from bold leads and then it’s the same thing - we have a follow-up system built in, and then they’re also put into Infusionsoft. I also have my Sphere of Influence (SOI) database, and right now we get the bulk of our business, as most people do, from that. And that’s just generally staying in touch with them through personal notes, phone calls, face to face, you know, just being there and getting the referrals from them.

Allison: Perfect. Why hire us? Why not do this yourself?

Jeremy Higgins: I think it’s probably more of a time thing. I think my value being at some of these kitchen tables is higher than making sure I post these to the right places, and edit, and all that great stuff. And then I think I like the idea of the fact that you guys are serving - I don’t know how many people you’re serving today, but I’m guessing it’s in the thousands at this point - but I think you guys have a different insight into things, because you guys get to see what’s working and what’s not working, and so I think it allows me to be able to tap into what other agents across the country are doing.

Allison: Definitely. I know that you’ve said that you’re a part of Real Geeks, so you watch those hangouts with Jeff and Frank, but is there anyone specifically that we should thank for your business besides those two?

Jeremy Higgins: No. I think those are the main guys. I mean, there are lots of people on there that I respect that are also using it, like Mark Martin, and Greg Harrelson. I know Greg doesn’t use it really for his business as much as for recruiting. But there are a lot of people on there that I have a lot of respect for and got great businesses, and they’re utilizing it, so I try to copy the people that are doing it right.

Allison: How did you hear about us and what motivated you to call us?

Tom: I heard about you guys through a number of different resources. I’ve watched Frank for a long time on the Keeping It Real podcast. Jeff Cohn uses it, I’ve seen all the top agents around the country use it. I’ve been looking for a way to stay in touch with my clients better than just a cheesy email newsletter. I don’t have time to mess around trying to produce my own. You guys seem like an awesome solution.

Allison: Are you doing anything to market to your database right now? If so, what’s working and not working?

Tom: Not enough. That’s been one of my things I’m dedicated to over the next 12 months - getting in better touch with my database. I’ve got a lot of people that I’m close to on my database and I haven't had time to stay in touch. I send out a monthly email newsletter, and that’s about it. It’s a big push for me over the next 12 months, to stay in better contact with my list and deepen those relationships.

Allison: Why hire us and why not do this yourself?

Tom: Because I don’t have the time or the expertise.

Allison: Is there anyone we should specifically thank for your business?

Tom: Frank. I’ve probably seen every one of the Keeping It Real podcasts and I’ve watched several multiple times. He and I are on the same page with what you guys are trying to accomplish. I’m a big Dan Kennedy fan. I don’t have the time to be an absolute marketing expert and I need to leverage my time better so I’m always looking for the best option. You guys seem like the best option because he sees the world in the same way I do.

Vyral: How did you hear about us and what motivated you to call us?

AJ Team: We had been hearing about Vyral for the past year and a half or so from different colleagues across the country. We knew that this would be something that would be a good addition to our business, but everyone we talked to said it works, but they can’t measure the ROI. It was very interesting. It finally just hit me over the last couple of weeks after we joined an advanced training with Real Estate B-School that, at the end of the day, some things you may not have an exact number for, but if you hear repeatedly that it works, you should at least give it a go. We know we have a very robust database and that database isn’t being tapped to its full potential. We’ve been looking at videos with Frank and his Google Hangouts and it really hit home with the fact that we could be systematically and consistently touching that database to better yield referrals and repeat business. We are looking forward to seeing the return.

Vyral: Are you doing anything right now to market to your database? What’s working well? What’s not working well?

AJ Team: Yep, we do market to our database right now. We have a video newsletter that goes out that is just a video about foreclosures [and] new home builds. It’s an educational video. Different things like that. We are doing something similar to what you guys are doing and then we realized that we have the opportunity to have someone help us do this more seamlessly. We are also big on client events. We do at least four a year. It has continued to help us reap the rewards of our database. We’re very mindful of the Keller Williams 33-touch program. We are also coaching with Lars, so that adds to the touches.

Vyral: Is there anyone we can specifically thank for your business?

AJ Team: I would definitely say Lars. His emphasis on the fact that he’s not going to tell us what to do, but this one’s a no-brainer.

Vyral: Mike, how did you hear about us and what motivated you to call us?

Mike: I think the first video I saw was of Tim Heyl. Just one of the videos on Youtube or something. Then I started to look into you guys a little bit more and just wanted to establish myself as a professional and be able to educate my clients and everything.

Vyral: Are you doing anything right now to market to your database?

Mike: No.

Vyral: Okay, then what results do you expect with Vyral Marketing?

Mike: Well, I’m going to be doing Vyral Marketing and setting up a whole other campaign. I mean, really, I’m expecting a 12:2 ratio out of my database, you know, for every twelve people in my database, I get at least 2 deals a year off them. That’s what I’m working towards.

Mike: It’s way too much work. I don’t want to come up with scripts. A lot of my time is being focused on being on the phone, lead generating, and the cost is worth the leverage.

Mark is a Royal Canadian Air Force veteran, which is how he met his wife, who is active duty United States Air Force. Allison: How did you hear about us and what motivated you to call us?

Mark: I heard about you online, and then I spoke to someone at my brokerage that's already using you guys. I decided to take a chance on you to increase my referral business.

Allison: Summarize where you're at with your business and what your goals for 2016 are.

Mark: I'm in my second full year. I have a team of three other agents and we're on pace to do about a half a million in volume this year with 60% referral. I think Vyral Marketing will be able to increase that number.

Allison: How many people are in your database and how many of them do you truly know?

Mark: There are about 3,000 people in my database. I probably know about 150 of them. Most of them are from lead generation.

Allison: Are you doing anything right now to market to your database? If so, what's working and what's not working?

Mark: Generic drip campaigns and phone calls from ISA's. I'm not doing enough for the people I know.

Allison: Why hire us? Why not do this yourself?

Mark: I could do video, using BombBomb, to send them out myself. I think this seems a bit more professional.

Allison: What results do you expect? What does success look like to you?

Mark: More referral business, really. That's the goal here.

Heather: I heard about you through other real estate agents and it seemed like a good thing to do to elevate my business. It could make it look more professional and hopefully, turn some more leads into clients.

Vyral: Fantastic. Summarize where you are with your business right now and what your business goals for 2016 are. 

Heather: Business goals for 2016 are to get 40 sales, 40 sides, altogether. I’m fairly new to the market I’m working in, so that’s kind of exciting.

Vyral: How many people are in your database, and how many of those people do you truly know? 

Heather: Okay, so, I guess I have a fairly small database of the ones I actually have spoken with. Let’s see, maybe a couple hundred, but then you’re going to lose Internet leads. I have about 1,100 of those.

Vyral: What are you doing right now to market to those people, if anything? What’s working well and what’s not working well? 

Heather: I have a really awful email drip campaign, but it’s very low-result. It’s otherwise phone calls and texts, also e-mail reminders to come back to the site.

Vyral: Why hire us? Why not do this yourself? 

Heather: Brain damage and time.

Vyral: I hear time a lot. What results do you expect? What does success look like to you with the Vyral Marketing program? 

Heather: Yeah, so, success would be seeing an increase in returned users to my website, checking out homes. That would be one measure. I think getting more communication back from past clients with more interaction -- any interaction - would be a good success. That’s what I’m looking for.

Vyral: How did you hear about us and what motivated you to call us? 

Mack: I was listening to one of my webinars from Agent Mastermind.

Vyral: Awesome. About how many people are in your database right now, and how many of those people do you truly know? 

Mack: Facebook database is probably about 1,400. My CRM database is about 1,000. My emails, I’m not definitely sure, but out of those, I know 90% for sure I connect with.

Vyral: Alrightly. Summarize where your business is right now and what your business goals are for 2016. 

Mack: Where I am with business right now, I’m actually in pretty good place. I wanted to just develop more consistency and communication with my clients so I can get in touch with them more often. When you start getting those bigger numbers, you know, the database is pretty much impossible to reach out on the phone to 2,400 people. But I think I needed to reach out by video and e-mail and things like that. Doing about ten loans a month, I want to go towards 20 loans a month here. I see that potential. I want to help 20 people a month.

Vyral: What are you doing now to market to your database, if anything? What is working well and what is not? 

Mack: I think currently right now I do more Facebook marketing. It’s more or less quick, little videos and positive sayings -- stuff like that. I also have a CRM system that I’ll run for drip campaigns. That’s been working well, but there’s no static number that will come back off that.

Vyral: Why hire us? Why not do this yourself? 

Mack: Because once I know I pay someone to do something, and they tell me to be somewhere at a certain time, I will do that. When I get busy and I’m doing it on my own, it’s easier to put it off. It looks like you guys are doing a really good job with it.

Vyral: What results do you expect? What does success look like to you with the Vyral Marketing program? 

Mack: I’m expecting, again, consistency and professionalism, which I’ve seen so far. Success to me would be people starting to reach out to me saying they saw the video, wanting more information about what I talked about, and they want to speak to some of the real estate agents I work with due to the fact we talked about some things they’d be interested in.

Erick is originally from Chicago and considers it his second home, although he has also lived in Milwaukee, and Ohio. Erick has a BA in Psychology and a Minor in Real Estate. He moved California in 1996 to attend Biola University in La Mirada where he earned his Masters in Theological Studies. He has been married for almost 19 years, and is the proud parent of four children. Erick and his family are 16-year residents of Diamond Bar. He has always been involved in Real Estate and Church, even as a child. His father was a Pastor and worked in Real Estate in Chicago. The Carpenter Family business is still successfully operating since 1972 (that's over 43 years!), located on 111th & Halsted Street (better known as Route 66). Allison: How did you hear about us and what motivated you to call us?

Erick: Great question. I heard about you guys through Real Geeks and I listen to them quite often. That got me interested in what you guys do because everyone I talk to that has interviewed with Jeff Manson or Frank, they say that their business has been affected in a positive way. They all said that it increased their dollar amounts, and that’s a good way to grab someone’s attention. I could tell that the clients being interviewed were sincere, and that nothing from them was canned. When I went online and checked out the company on GlassDoor, I saw how open the company was, and I liked the integrity. I knew it was something that I wanted to employ in my arsenal. I’m excited to be part of it right now.

Allison: Awesome. Can you summarize where you’re at in your business right now or talk about some of your business goals for 2016?

Erick: Good question. We just finished the first quarter and it was not the best quarter, and that’s what made me push for something new. I was doing a lot of the MoJo dialer, cold calling, and door knocking. I had meaningful conversations, but nothing ever materialized, so I knew I needed to reach out to more people. I have three deals on the table right now, and this is my first year in real estate by the way. I’ve been investing for a while, but I just got my broker’s license. Last year when I came to Berkshire Hathaway, I did 8 transactions but seven of them fell out of escrow. I would’ve had 15 listings in six months if that didn’t happen, so I would have been on track to do 30 deals my first year. I know that’s pretty good, but I wanted to do somewhere around fifty transactions. I know I have high goals, but I want to be encouraged by my success. At my business planning meeting, I sat down with the manager of the company, and I committed to doing 25-30 deals, and I know that means I need 5-6 appointments per month, at the minimum. So I want to do 30 deals minimum, but I would love to get to 90. I know I have the determination and wherewithal to do it.

Allison: What are you doing to market to your database right now? What is and isn’t working for you?

Erick: Well, for my database, I’m sending cards and it’s hit and miss because they aren’t going out to everyone. I’m also part of Keeping Current Matters and I forward that to my database, so they get that a few times throughout the month. I get a lot of comments on it, but nobody has called me for business. My picture is there and the content is there, but it doesn’t really separate me as an expert.

Allison: Absolutely. So why hire us and not try to do this yourself?

Erick: (laughs) First of all, I want to be able to hire the best, and I don’t want to have to do anything. I feel that you guys are experts, and I’ve looked at a lot of different programs. I just feel good about Vyral and I want to hire someone that I know that I can depend on. It would be a waste of my time to go through the learning curve for all of this stuff, especially at the expense of missed business. I know it will take time to pick up, but I’m committed to seeing it through. I want a partnership, and as you guys get better, I will get better. I’m a salesperson and a counselor, not a marketer. That’s why I need you guys.

Allison: What results do you expect? Or what does success look like to you in our program?

Erick: To quantify success would be hard. I know that quantity will come with quality content. I want my clients to learn something new about real estate and the current market. There’s a lot of misinformation about the real estate market, so to have someone they know and trust share that insight with them on a regular basis is huge. But how would I quantify success? I’d love to say that the marketing would help me close 2 deals per month, but I know there will be time in between when this happens. I’ll just have to wait and see, but I know it should make a difference, I just can’t put a number on it.

Allison: How did you hear about us and what motivated you to call us?

Erin: I coach with Hoss Pratt and a lot of his clients were using Vyral Marketing and having a lot of success with it.

Allison: Summarize where you're at with your business right now. What are your business goals for 2016?

Erin: Last year we closed a little over $35 million, which was 168 homes. We do not do any database marketing, and have very little marketing that we do do. I am working on the marketing side to enhance what we are currently doing. Our goal this year is to close $80 million.

Allison: How many people are in your database right now and how many of those people do your truly know?

Erin: Our database is not really put together at all right now. I have a list of names of people, but I don't know what the exact number is. I would say that we probably have about 2,000 people that are in our database.

Bo: I don’t really do much marketing. That’s really the issue. I’m not a marketing guru.

Bo: To at least break even. If I get 6 deals out of 1 year, I pay for everything and make a profit.

Reece: How did you hear about us?

Jason: I heard about you from a few different places over time. The first time was at KW Family Reunion. I had been following the Heyl Group and have similar processes. The second time was through a course I took through Keller Williams and your name came up a 2nd time there.

Reece: What motivated you to call us?

Jason: Every year in October, I sit down and plan out my goals for the upcoming year. One of them was to have a video presence and it was down to a questions of either using you guys, or KW video, or Bomb Bomb. After looking at the capabilities and the reviews, you guys won out.

Reece: Summarize where you're currently at with your business and what are your business goals for 2016?

Jason: In 2015, we settled 102 units for just shy of $25 million. We are looking to double that. We are putting together plans for 200. I'd be happy with 150, if we were on the pace to be at a 200 deal a year pace by the end of the year.

Reece: How many people are in your database?

Jason: Somewhere in the neighborhood of 4800.

Reece: Out of those ,how many do you truly know?

Jason: I'm going to say at least 600. If you add in people that would recognize us, it's probably closer to 1000.

Reece: What are you doing to market to your database currently?

Jason: We have drip email campaigns, systematic phone calls using a power dialer, we use paper newsletters, and people find us through pay-per-click campaigns. It's phone, email, and paper. We have designated campaigns in Facebook, too.

Reece: What's working well, what's not working well?

Jason: 38% of our business is past clients, people who have already met and done business with us and are on our long-term follow up campaigns.

Reece: Is there a specific reason why you hired us?

Jason: Yes, to increase our conversion rate. We don't have a hard time getting leads, we are very heavily automated and we've got a lot of good traction with the systems we have to get leads. We probably get 8-10 a day. The issue is growing a database at that speed, how do we maintain a level of personalization with folks and how do we stand out from our competition in a way that makes us personal and acceptable. Video to me seems to be a no-brainer. We are giving a value-added whether we do business or not.

Reece: Why not do it yourself?

Jason: Time. I can shoot video all the time but I know that if I don't have somebody project managing me, it's going to be sporadic. We don't get good results from anything that's not applied consistently. I'm coming to you guys for a constant presence that I know I won't get on my own.

Reece: What results do you expect? What does success look like to you?

Jason: When I call people to follow up, I want to call them up and have them ready to go because they have seen my videos. I want my contact with clients to be more of a collaboration than a hard sell.

Maddie: What motivated you to call us and get signed up with Vyral? 

Andrea Haitz: I’ve had to step out of a managerial role in production because of a newborn in the family, so I shifted my sights towards managing my team. What I realized was that I needed to provide my team with more support, and we have over 10,000 people in our database, so I realized we needed a consistent form of follow-up, otherwise we would be losing out on a lot of business. That’s when we realized that Vyral was the missing piece. We also know that video is huge, and nobody is using it in our market. My staff is good at following up and doing these things, but we also just simply don’t have the time for it.

Maddie: Yeah, a lot of people like the accountability that we provide for them. It’s nice to have someone thinking about extra strategies and follow-up plans for you. The extra line of support really seems to make the difference. 

Andrea Haitz: We’ve tried to do videos in the past, but it’s not something that I want to try and figure out for myself. Once again, we just don’t have the time to edit, post, and send it out.

Maddie: It is nice to have the extra help with the technical stuff. I see that a lot with other people. But moving forward, can you summarize where you’re at in your business and what your goals are moving forward? 

Andrea Haitz: Last year we closed 117 units, so we maintained production even with me gone due to my newborn. We did bring on some buyer’s agents because we have so many leads coming in right now. We would really like to sell more than 200 units right now. We’re requiring our agents to close at least 2 homes per month. We’re not in a high-end market, our median price is in between $180k and $200k, so I think we can sell at least 200 units, if not more.

Maddie: Awesome. How many of the people in your database do you and your team truly know? 

Andrea Haitz: We know a good chunk and trash ones that we don’t have good information on. We probably really know ⅓-½ of the database. Past clients and referrals are in there, as well as my sphere that I’ve been marketing to.

Maddie: Are you doing anything to market to your database right now? Other videos or mailers, or any other marketing? 

Andrea Haitz: We’ve set people up on drip campaigns just based on what kind of lead they are. We’ll occasionally send out football schedules in late summer, or calendars to our past clients. If we know their birthdays, we’ll send out little thank-you notes, but that’s about it.

Maddie: What’s working well for you right now, and what is not working well right now? I’m speaking in terms of your overall business. What do you wish you were doing more of? 

Andrea Haitz: We definitely need to get into video, we know it’s becoming more and more important. We’re also seeing that emails are not nearly as effective as they once were. Texting is pretty effective. I’d also like to see better follow-up on these videos.

Maddie: What made you hire us and not try to take this over by yourself? And what kind of results do you expect with us?

Andrea Haitz: None of this stuff is really my cup of tea, so we need your help. I’ve listened to a few different testimonials of your clients and how similar their teams are to mine. I saw they succeeded in your programs and thought that my business could follow suit. I think this is a great piece of leverage for following up with leads. Some of our leads were falling through the cracks, and you guys help to hold us accountable for tracking all of these people.

Maddie: It’s nice to have that extra accountability. My next question is what your vision of success looks like while using our program. What are your goals with us? 

Andrea Haitz: Obviously, I want to increase my numbers and continue to grow. We did 117 transactions last year, but we would like to see an increase in volume. We’d also like to see better customer service with our clients and this is going to help with that.

Maddie: What is your personality type? We have different client managers here and we like to match them with the right people. Are you type A? Are you more analytical? 

Andrea Haitz: I’m a high driver based on the DISC assessment, and I’m extroverted but not to an extreme. I’m not the life of the party, but I know how to talk to people and form relationships.

Maddie: How do you like to be communicated with? Phone, text, email? 

Andrea Haitz: Short and sweet is great for text, and email is not great for when you need something from me quickly. Some days I don’t have time to check my email, so that’s not always the best, especially if it is time-sensitive. Text or direct call works the best if you need to contact me quickly.
