We simply needed to build our website on a platform that integrates directly with a top notch CRM, and Hubspot was our best choice.


(For those of you in real estate, you have it lucky; almost every website provider does this for you. For a business like ours, no one has built software specifically for our industry.)

His sound is great (likely using an external microphone like this).

He’s natural and authentic on camera.
His topic is local and relevant.

I want you to really feel the power of video before you watch the two videos above. You’ve likely never met Greg or Kathy before this email.

But once you watch their videos, how much more likely would you be to have a quality phone conversation with them if they called you?

The reality is quite a bit more likely since you now know who they are!

I want you to see these benefits of video marketing - not only the financial ROI you’ll see from more people doing business with you, but also how much easier and enjoyable it is to do business when you’re calling people who already know – or at least remember – who you are.

We simply need to keep building your database (we recommend adding three people a day), consistently sending out your two Q&A videos every month, and then calling all the leads generated from your videos in your open/click reports.

I know that this is much easier said than done.

It’s a matter of time management, knowing what to say on the phone, overcoming the fear of rejection, developing a positive mindset, staying motivated, and more.

It’s also a matter of having a strong assistant or team helping you with the service side of your business so that you can focus on where the money is – generating leads and going on appointments with the help of your video marketing.

RE: How to Get Phone Numbers and Email Addresses

I want to tell you about a service I heard about called TowerData.com.

You can upload your email list and they will add phone numbers and mailing addresses to it. You can also upload a list of physical mailing addresses and they will append emails, phone numbers and more.




For those of you in real estate, they will also tell you whether the person is a homeowner, the value of their home, and their length of residence.

I know this is one of your top database issues - how to get the correct information for all of your contacts.

I have not used their service, but I’ve heard really good things.

Do you have a list you would like to upload? I’d like your feedback on the quality of the phone numbers and/or email addresses they send back to you.

I don’t personally have any consumer lists to upload to test it out.

Ask us for a full export of all of the email addresses we have on file for you, or just the people who have been opening your emails, and upload them to TowerData.com.

If the match rates are strong, you’ll get phone numbers to call with your open/click lead reports in the future.

We’ll re-import your updated list with phone numbers into the list we have on file and - like magic - you’ll have more complete contact information!

For those of you working with us for Facebook advertising, this will give us more emails to run ads to the custom audience on Facebook.

Starting September 1st we’re going to make creating your videos so much easier.

I will now oversee the writing of two emails and respective blog posts every month that you can send to your database, with or without a video.

I’ll be working on this for you with one of our great writers, Grant Muessel.


We’re going to write two official messages per month for our real estate clients first, expanding this offering to new industries by early 2017.

These messages are for our paying clients only. They will not go on our website.

You can expect your first two official real estate messages done by September 1st.

To be clear, I still want you to record two custom Q&A videos for your database every month that we will summarize – this is the best content for your audience.

You alone can create the hyper local, niche community content that’s best. It’s our role to interview you to get your expertise on video.

These official messages are not a video replacement, rather an optional platform for your videos going forward, if you choose.

In the event you simply cannot get a video in – they serve as a quick fix.

This way you have more flexible options:

1. You should still create custom Q&A videos we’ll summarize (best option)
2. You can make a video to complement your official industry message
3. We’ll simply send out your official message – no video necessary

Upon request, we’ll send you an email proof with the official message. With your approval we’ll send it to your database. No video necessary.

This way, in the event you can’t get a video shot, we get something helpful to your contacts so you stay top of mind and get a lead list to call a few days after.

You can rest assured it will be great, up-to-date writing around current events.

RE: New lead and database reconnect message

This week, a client sent me an article written on Inman.com about how sending any communication to your database without their “express permission” is spamming.

I completely disagree.

Spam, in the most pragmatic sense, is whatever the person wants it to be. You have the ability to “report spam” on any email message you receive – even if you gave the sender permission.

It’s those “report spam” complaints that shut down your email broadcast.

When you send all your contacts into Vyral Marketing, you’re sending us names of people who have connected with you on social media or whom you’ve communicated with in the past.

These are the people in your Gmail, LinkedIn, cell phone, iCloud account, CRM, etc.

There is certainly some level of relationship with all those people.

The KEY to avoiding spam complaints is first sending them a personal introductory message before sending out your initial video email.

I cover this in the marketing plan we implement for you in my eBook The Database Reset.

Here’s the email to send to all your contacts before sending out your first video:

FROM: Your Name 
SUBJECT: Personal message

If you’re receiving this email, you’re a friend, family member, a client, or we’ve communicated in some way over the years.

I’m reaching out to let you know I’ve started a video blog to (solve this problem).

I’d like to send you two educational videos every month – I think you’ll find them very useful.

However, I do not want to spam you. If you don’t want to hear from me go ahead and click “unsubscribe” at the bottom. No hard feelings.

Otherwise you can expect your first video on (topic) shortly.

Look forward to staying in better touch.

Your Name

Now, one last point.

I do not like sending videos immediately to people who opt-in on your website for reasons other than speaking with you.

For those of you in real estate, that’s everyone who registers to save their home searches on your website.

They do not know who you are and certainly didn’t request to get your videos.

Now, if we include them on the reconnect message I wrote above, you’re good to go.

But what about all the new people who register on your website?

The best way to make sure they know who you are is to send them a welcome message immediately upon registering.

Here’s an example new registrant welcome message specific for our real estate clients.

From: Your Name
Subject: Welcome!

Hello! I understand you just registered to save your home searches on (website).

I’m the real estate agent behind the site who can help you find a home.

If it’s alright with you, I’m also going to send you two helpful videos a month about what’s going on with local real estate.

These videos will help you make better real estate decisions.

You’ll get these videos in addition to the saved home searches you signed up to receive.

If you don’t want these helpful videos, just unsubscribe below and you won’t get them. No hard feelings.

If I can help you in any way, let me know.

Your Name

You and I know what “spam” looks like – it does not look like the nice messages above!

Now, you’ll want to make sure they unsubscribe only from your video updates, not from the property updates they signed up to receive on your home search site.

The bottom line is, as long as people know who you are, it’s okay to email them a helpful reconnect message (with the option to unsubscribe) and send them your helpful videos.

We make it very easy to unsubscribe at the bottom of every email and you’re bringing educational value to every communication in compliance with the CAN-SPAM act.

If you’re in Canada, that’s a different story – you have some of the strictest email marketing laws in the world.

I send you my weekly client messages and you didn’t “opt-in” to receive them!

I know this is a hot topic and I wanted to give you my stance on what I would do if I were in your situation.

Sending out a plain text, simple, and personal email before putting people on your two video a month communications is the best compromise.

I write you from the beautiful Coeur d’Alene Resort where we just wrapped up our latest Elite Real Estate Agent Mastermind.

RE: Revised Summer 2016 Magical Seller Lead Generation Email

For those of you in real estate, I wrote an updated Summer 2016 Magical Seller Lead Generation email this week.

The earlier one I wrote you in June hinted strongly that the Federal Reserve would raise interest rates at their previous June 15 meeting.

Well, with “Brexit” and last month’s dismal jobs report, they didn’t, so here’s an updated version to send your entire real estate database as soon as possible.

This email will identify who may be interested in selling their home right now. Simply link it to a free home value report tool on your website. Let your video coach know you want to get it out to your database as soon as possible.

(Good news today, by the way – 287,000 jobs added and the Dow recovered all it’s Brexit losses).

I recommend you send a “direct offer” email like the one above to your database 3-4 times a year which complements your two videos a month and phone call follow up work.

We write these for you.

With that, I want to share a Google Hangout I hosted with Vyral Client Jodie Osofsky this week.


She’s been selling real estate for about 16 years in the Salt Lake City area.

Vyral Marketing was her very first marketing investment, so I interviewed her on the exact steps she took to generate “17 clients directly from her videos” since hiring us last fall.

Her business, up to the point of hiring us, was entirely by referral only.

She knew she could help more people, but she held back until she got involved with the local real estate board.

In short, she saw so many “not so good” agents doing more business than her simply because they had better marketing, so she signed up with us to better protect/educate her contacts.

So, with the help of her business coach Michael Maher, she identified the top 400 or so people in her database most likely to refer her – a long process of going through all your contacts to prioritize communication with the most important people to your business.

We simply put those 400 people on the two video a month Vyral Marketing plan. She also kept sending them a monthly postcard and invited them to a few appreciation events a year.

With her videos “only” going to 400 people, 17 of those people contacted her to buy or sell a home – or refer her – without any proactive follow up! Now that’s an incredible result.

This shows you the power of communicating with a strong list of relationships! You don’t need thousands of people in your database to get the 10x ROI we want you to see working with us.

Case in point, she recently started internet lead generation, so we included over 1,000 email registrations on her two videos a month, too – but no deals yet from that list.

All said and done, she is on track to sell 40 homes this year from her database of 400 close people, which is perfect, since most industry experts in real estate expect 10% of your true database to give you 1 deal a year by referral or repeat sale if you stay in touch correctly.

So she’s doing everything right! Great work Jodie!

Let’s talk about two great topics this week for your videos.

I want to specifically address our real estate clients this week since there are so many of you. I’ll walk you through exactly how to come up with a topic that’s powerful for your database.

First, as you know, the best topics are always answers to real questions you get from your clients or customers. Douglas Elliman in Manhattan does a great job with social media Q&A.

“From buying and selling, to financing and relocation, AskElliman is Douglas Elliman’s online destination for expert guidance and your questions for all things real estate. Join our conversation and visit often for regular updates, insights, and answers on a wide variety of real estate topics.”

Gary Vaynercheck, while not in real estate, also does a great job with his #AskGaryVee show.

“On #AskGaryVee, he answers questions about social media, entrepreneurship, startups, and family businesses based on a lifetime of building successful, multi-million dollar companies.”

This is the core Q&A video marketing plan you hired us to implement. Simply answer questions you get over the phone, online, or in-person from your clients or customers.

Here’s an example:

“Hi this is Frank Klesitz and I had a client ask me the other day when I was showing them a home this question – ‘Will all the lighting fixtures come with the home?’ I wanted to answer that question for you today as well, specifically on ‘How to make a strong offer on a home.’ This will make sure nothing is left out on your big move in day.”

We also publish our top performing client video topics every week in our Saturday e-Newsletter. In real estate, the top performers are usually local real estate market updates and news about local community events.

But, here’s my “secret” go-to strategy when I don’t have time to think about a topic:

1. I Google search for the top performing headlines, topics, or - in this case - landing page ideas. Here’s what I found for real estate. Perfect!



2. I pick two topics relevant for my database I can easily find answers to online. In this case, let’s choose:
  1. How to Sell Your House on the Internet 
  2. Selling Your House When it Needs Repairs
3. A quick Google search for those two headlines reveals two excellent answers.
  1. http://www.wikihow.com/Sell-a-House-Online
  2.  http://www.huffingtonpost.com/jack-m-guttentag/fix-up-a-home-before-sell_b_3830747.html
4. I write myself a quick “teaser” introduction for each video.
  1. “Hi this is Frank with ABC Realty and a question I’m asked from my clients when they are about to sell their home is “How do you market a home on the internet to attract buyers?” Well I want to answer that for you today – how to stage it, take photos, and where to put those photos online to attract the most attention so it sells for the most amount of money.”
  2. “Hi again this is Frank with ABC Realty and I’m always asked what to do about needed repairs if you’re going to sell your home. I’ll share those options with you today so you can make the best financial decision after this video.”
5. Last, I use the online article only as a memory jogger to outline my answer. I then proceed to record the videos.

This is what we do for you at Vyral Marketing. If you don’t have client questions to answer or topics you’re comfortable with off the top of your head, we do online research for you and suggest questions for you to answer.

We also coach you through the answers we find from a creditable source online – sentence by sentence if you like during your webcam interview – which we then stitch together quite nicely in video editing.

This is a proven, repeatable process to have a consistent flow of great topics for your video blog!

We have about 40 clients running Facebook ads with us, which is great – it gives us a lot of information and ability to test various messages to find out what’s working to give you a warm list of people to call.

I wrote this message to our advertising clients last week. I spent 30 days with Lindsay, one of our advertising managers, in San Diego last month to find out what ads are consistently working on Facebook.

Here are the best ads for real estate:
  1. Promote your listing to the neighborhood 
  2. Promoting homes for sale in a zip code to that zip code 
  3. Offering a free home value report to homeowners
You’ll pay about $5 per buyer lead and $10 per seller lead in a typical sub-$200k home price point market with these niche, personalized advertising messages. I cover cost-per-lead details and the ROI you can expect on Facebook in the message above.

Our best advertising clients, like Vyral Client Marti Hampton, make advertising a “value-add” to every client since it helps sell the home by attracting buyers in a way most agents don’t know how to do.

This is, by far, the best way to use Facebook advertising in real estate since it adds value for your client.

Watch the Google Hangout I hosted with Marti last week – we talk about Facebook advertising in addition to her database marketing results. She sold 425 homes last year and is the #5 real estate agent at ReMax.

I do not recommend you spend any money on advertising until you maximize your database. Then, make sure you maximize your PPC spend (if applicable) since you’ll get better leads with Adwords than Facebook in most markets since there is search intent. I’m holding a webinar with Chris Tamm, the CEO of Firepoint, on the best Google Adwords campaigns working in real estate next week.

NOTE: I walk a delicate line sharing advertising results when you must first focus on building your database, sending out two great videos a month, and calling the people who watch your videos. Do not worry - next week I’ll share the top performing video topics working right now. We publish the top performing video topics every Saturday in our weekly Vyral marketing e-newsletter, too.

I asked our advertising managers to pick two of the best Facebook campaigns that worked in June in addition to the 3 core advertising campaigns we recommend for real estate.

Check this out:

Campaign #1: Real Estate Agent Recruiting

The Opportunity

Vyral Client Tom Daves wanted to recruit new real estate professionals to his team. We invested $191.61 into Facebook for 21 days, generated 1,517 clicks, and drove 15 qualified people to a group interview.

The Advertisement

We ran an ad with an offer to take a DISC personality assessment.


The Landing Page

The ad drives people to a landing page where we ask for their email address and phone number. The “thank you” page sends them to the DISC assessment and they are asked to email the assessment results to him. Setting up the offer this way allowed us to set up the landing page fast. Tom followed up with everyone who put their email and phone number into the form with a group interview invite.


The Audience

We ran this ad to a large and very general audience – basically every who lived within 25 miles of Tom’s office between the ages 23 and 40.



The Metrics

Within 21 days, with a $10 per day max budget, we were able to reach almost 21,000 people and the ad received over 1,500 clicks to the landing page.

The Results

Tom called us and said he was receiving “at least 3” applicants every day. He plans on hiring at least one of the applicants directly from this ad who attended the group interview.

Campaign #2: “Coming Soon” Listings

The Opportunity

Vyral Client “Handy” Andy Mulholland wanted to offer a list of coming soon properties to potential buyers in return for their contact information. We invested $301.87 into Facebook for 15 days and generated 31 leads, arriving at about $10 a lead.

The Advertisement

Inventory is tight in his market. Everyone wants access to homes “before” they hit the market.



Landing Page

We asked for their name, phone, email and these three important qualification questions:

1. Have you been pre-approved for a mortgage?
2. What is your time frame for buying?
3. Do you have a home to sell before you buy?



The Audience

We targeted everyone who lives in a 20-mile radius around Rochester to two audiences. We first targeted everyone in Andy’s email database and all his website visitors. The second group is a “lookalike audience” based on Andy’s databases and website visitors. Lookalike Audiences are a way to reach new people who are likely to be interested in your business because they're similar to people already in your database or who have visited your websites. In both audiences we included detailed targeting of people who are likely to move, homeowners and people who own a condo or single home.




The Metrics

In 15 days, we reached 21,062 people at about $.48 a click. After investing $301.87, we brought 631 clicks to the landing page and captured 31 leads at about $10 a lead.

The Results

Andy received 31 leads in 15 days and we are still waiting to hear back from Andy’s team about qualified leads put into their pipeline or appointments set.

While I don’t recommend you record all your videos for the year upfront (they won’t be timely for your database), it’s a great way to record a handful of specific evergreen videos such as:

  • Post appointment video: examples and results to review when they “think it over” 
  • Sales presentation video: record your whole presentation on video to scale yourself 
  • “Our Story” video: tell the story of why you got started with your mission and vision

We can certainly record these videos for you - at no extra charge - over a webcam interview.

It may be easier, however, to do them all in one day - in person - with the benefit of high-end video equipment. We’ll make it easy so you know what to say, too. We’ll interview you in advance of your trip and send you the transcript of the phone call to review.

This way, on the flight, you can tailor precisely what you want to say in each video. The flight itself is forced time to perfect your script. Personally, I get my best writing work done without distractions on a plane. A plane ticket is sometimes the best office space I can rent!

We have two ways to conduct your on-site video shoot. We can simply interview you and let your answers fly, or we’ll give you a sentence – you repeat it – and we’ll edit your sentences together into one seamless video.

For example, when I recorded this video with Andrew, he had no idea what the script would be.

I sat across from him, with the camera over my right shoulder, and read him a sentence from my printed script he repeated back to me. It’s took about 10 minutes. We then edited all the sentences together and the video came out great.

Now, this does take a lot of extra work on our part and we have to charge you for a 1-day video shoot. It’s $2,000 – and you’ll love your videos or we’ll give you all your money back. This includes unlimited editing for as many videos you can complete in 1 day. I recommend 5-6 solid videos – more than that and you’ll get exhausted, but feel free to do more or less during your time with us.

I just returned from Las Vegas with our team at the Mortgage Mastermind event.

It was a great event and I highly recommended it if you’re in real estate or mortgage. Steven Marshall, the host of the event, held an excellent session on how to earn $1 million dollars in the mortgage business. He earned, at one point, $2 million dollars in his peak year.

If you’re in the mortgage business, this weekly client message is for you.

The premise behind Steven’s talk was simple. Get a list of all the top real estate agents in the area, approach them with massive value to help them grow their business, make sure they like you, and get their home loans closed with A-list loan processing talent.

You can also approach CPA’s, financial planners, homebuilders, and more who can refer you mortgage business.

The highest earning mortgage professionals at the event all held key relationships with top local real estate agents, including key referral partners in other industries.

How did Steven secure top real estate agent referral partners when they already had strong existing lender relationships?

Here are the two best strategies he used:

First, he started his own radio show. Instead of approaching a real estate agent directly to ask for business, he would invite them onto his radio show to give them marketing exposure. He got appointments by booking his perfect referral partners as guests on his show.

Second, he didn’t ask for any existing business. Rather, he offered to bring the agent home buyers so he, in return, could compete to write the loans. He worked his database to find buyers, and when he identified those opportunities, he brought them to his best agents.

These two strategies gave him the needed “foot in the door” to win the long term business.

The Vyral Marketing Plan is a powerful tool to help you secure appointments with top real estate agents and to generate leads from your past client and sphere database for them.

If you’re in the mortgage profession, you should start an “(Area) Real Estate & Mortgage Video Blog.”

Instead of hosting a radio show, use your video blog as a platform to interview top real estate professionals about the real estate market, home improvement, or home buying/selling tips.

You can certainly send out helpful Q&A videos about mortgages, too.

Here’s the script:

“Hi, my name is Frank and I’m a lender with ABC Mortgage. I host a video blog about all things real estate here in the area and I’d like to interview you about what’s going on in the local real estate market. You can also provide a home buying or selling tip. I understand you’re a top agent and our community needs your expertise. I have “x” people in my email database who are homeowners, home buyers, and more. We’ll edit, optimize, and promote the video to our database and give you the names of everyone who watches the video so you can follow up. You can also use the video on your website, too. May I book you as a guest? You’ll shoot the video with me in our office in front of my HD webcam – I have a team that handles everything, it takes about 20 minutes. I will guide you through everything.”

How powerful is that script?

This works because you’re leading with massive value. You’re helping people grow their business, and in return, simply asking for the opportunity to write any loans generated from your work. This will certainly give you the edge when working for an appointment.

No money exchanges hands and, as a client, there’s no extra cost to interview a referral partner. But of course, with all marketing, review this arrangement with your RESPA attorney so it’s structured perfectly for compliance. There’s no need to talk about mortgage rates – your videos are only providing helpful, educational real estate and even personal finance insight.

You now have a marketing plan to help you book consistent referral partner appointments so you can build relationships. It’s also easier to hire a dialer/prospector to book guests on your “show” than to cold call for existing mortgage business directly.

This same strategy can also be used to recruit existing local loan officer talent to your team. Vyral Client Pehr Black, a great real estate agent in Idaho, sent this letter to 100 homeowners in a niche neighborhood he’s been prospecting to for years. He got 4 new listings from it!


The offer is simple – “I have a buyer who can’t find a home in your area and do you want to sell yours?”

Last night on Keeping it Real, a real estate mastermind show I co-host with Jeff Manson over at Real Geeks, our guest Mark Martin - a top real estate agent in Austin, TX - sends this 9-word email to his unconverted home buyer database every 30 days.

“Are you still interested in buying an Austin home?”

Last week, for those of you in real state, I wrote you my Summer 2016 Magical Seller Lead Generation Email which takes a current event, in this case the Federal Reserve’s likely decision to raise interest rates June 14-15, and drives people to request a free home value report on your website.

Also, as you know, we ask you to call all the people who watch your videos with this script. Here’s the real estate version:

“Hi! I see you subscribe to my local real estate updates. I’m calling to see if you have any real estate questions I can answer for you, or if you’re thinking about buying or selling a home?”

These are all direct offers to your database. A direct offer is a message that asks your audience to do business or take action with you now.

These direct offers can be tailored to any industry or profession.

We always include offers below your two educational video emails a month. The highest converting offers in real estate are “request a free home value report” or “search for homes” on your website.

If you’re a coach/consultant, the best offers are typically to attend a free webinar, download an e-book, register to attend a workshop, or request a strategy session.

The goal of communicating with your database is to first build/maintain trust with helpful, educational videos. Then, you have a platform to make direct offers to spike interest in your services.

This can be done passively with offers next to your web videos, or directly with phone calls and short to-the-point offer emails like the ones I mention above.

If you’re a recruiter, a simple direct offer to your leads can be “Are you still looking for talent at your company? I have candidates for you.”

We recommend at least 3 direct email offers to your database a year along with calling everyone who watches your videos.

A while back, Vyral Client Jeff Cohn was doing mostly everything right – adding emails to his database and sending out his two videos a month. The problem was he was not getting any results.

He then made one simple change, which was to make a direct offer to all the people most likely to buy or sell a home in his database. We recorded a Google Hangout to document his turnaround story.

The direct offer was simply calling the people who watch his videos. These were warm people who knew who he was and likely to be interested in having a productive real estate conversation.

The point is its okay to make direct offers to your database to spike immediate response!

Your videos do a great job of giving you the platform you need to ask for business.

With regard to the core program here at Vyral Marketing, make sure you do these two things:

  1. Call the people who watch your videos
  2. Send out the “plain text” direct offer emails we write for you every few months
Additionally, if you have an email list of prospects who have not responded to you, we’re happy to send them a direct offer email like this to spike immediate response:

For those of you in real estate, if you want to send an “I have a buyer” email message to a list of homeowners, we are happy to do that for you. We’re enjoying a record year in real estate sales with a six to eight year run up in prices.

The Federal Reserve is very serious about raising rates when they meet in June.

I took this opportunity to write a direct offer email to go out immediately to your entire database so people start thinking about their home value.

You’ll want to send them to a website to request their free home value report online. Here’s an example.



You can also direct mail this as a letter to your “farm” or boost it as a post on Facebook.

I know these direct offer emails have been very popular to send out 2-3 times a year. These emails have, without question, generated hundreds of listing opportunities.

IMPORTANT – You must get this email out within the next 2 weeks so it makes sense - so act now!

Ask your Client Manager to send it for you. Make sure we have all your latest email addresses in our system so the most people see it.

When you receive your email proof, please test the links to make sure you receive the leads when people register.

RE: How to Work the Right People in Your Database

Every two weeks or so I interview a client on how they are getting results from their database.

I call these “Database Marketing Hangouts.” We talk about how to build a database, nurture it, and then proactively work it for business.

You can watch replays of all the events here.

Most interviews have been with top producing real estate agents - many selling over 100 homes a year - with a combination of internet lead generation, farming, outbound prospecting, open houses, and more to bring people into their database.

Their database is really a loose “email list” of thousands of people. They are using Vyral Marketing, not only to increase referral and repeat business from their past clients and sphere, but also to stay in touch with a massive number of leads and homeowners.

While there’s nothing wrong with this - in fact it’s highly recommended - these interviews do distract from the core of building a real database of people who will actually refer you.

The whole point of Vyral Marketing is to stay in touch with people you know to boost referrals and repeat business. You then complement this foundation by staying in touch with strangers, like internet leads.

I recently did a Google Hangout this week with Vyral Client Brian Lessinger about building and working a database of real relationships for referrals.

You can watch the replay here (my apologies for the “buzzing” sound in the video – I fixed the problem for next time).

He works a tight database of 450 families he built over 15 years of selling real estate in the Reno, NV area.

His database is tightly organized by each person’s likeliness to refer (A, B, and C contacts). He also has their contact information fully updated with detailed personal notes to reference on phone calls.

Ready for this? He sold 120 homes last year from his database of only 450 families!

How in the world did he do that?

He simply has a real relationship with each person on his list so they refer him and hire him again.

He stays in touch with print mailers, educational web videos, and phone calls by inviting each family to regular appreciation events throughout the year.

Brian is the perfect example why you don’t need a large database to get results. You want a database of real relationships. This relationship is what’s missing most of the time when you’re not seeing results from your database marketing plan.

Not to worry – there’s no need to delete all the strangers in your email list. Rather, I recommend you identify the most important people in your database so you can deepen the relationship with your “450 families.”

Here’s what I suggest you do:
  1. Run a list of everyone you’ve done business with in the past few years (past clients)
  2. Pull up all the people you’re friends with on LinkedIn and Facebook (sphere)
  3. Write down the names of everyone you would call to invite to an appreciation event or just ask for a referral.
  4. Mark those people as MOST IMPORTANT.
I’m sure you can come up with a list of a few hundred people. Facebook, LinkedIn, your past customer list, and even the people in your mobile phone make a great memory jogger.

When you make time to call your database to drum up business, start with your A-list people first. Then, work your way to the people who watch your videos.

Invite the best people in your database to an event, ask if they have any questions you can answer, or - if you’re in real estate - ask for their mortgage rate and put them in touch with your lender to save them money on a possible refinance.

The first place to start to improve your database marketing results is to identify the most important people in it so you can strengthen the relationship.

These are the people who will watch your videos and refer you. The best business comes from people you know, not from the people you don’t know.

The time you spend segmenting your database (however painful it is) is one of the best long-term investments you can make in your business.
