Chris: Yeah, Bob Yoder passed my name on to you guys and you reached out to me probably a year ago or so.
Scott: Tell me about your team - how big are you? How many deals did you do last year? What are your goals for this year?
Chris: Last year I took 46 listings, closed 62 deals, $18 million in volume. I've had a team in the past, but had someone quit on me last year. It is tough putting all that time into training and then that person leaving. So, I kind of withdrew and said, "Ok, look. I'm just going to focus on my geographic postcards." I canvass, dropping postcards and notepads off at houses every week, to brand and build recognition, to about 13,000 homes. Last year I decided I wanted to stop chasing so much - I figured I would take the money I was paying a buyer's agent and put it into the marketing. That way I can deal with the buyers myself and probably be a lot happier. It's been a good break from the hustle and bustle of trying to build a team. Last year I closed 62, this year I've got 34 closed.
Scott: Do you have an admin or is it just you doing everything?
Chris: I have two part-time admins. One does the escrows, one helps with escrows and also helps me with the books and marketing pieces.
Scott: Tell me about your database. How big is it? What are you doing to market to it right now?
Chris: I'm using Top Producer. There's 1,230 contacts in there, which includes buyers who bought my listings. We are sending out a newsletter right now and we have contacts all over social media that we need to touch better.
Scott: Are you sending out emails to the 1,200, dripping campaigns or anything like that?
Chris: My wife about a year ago started a newsletter. I've got 722 emails of contacts. My wife has a separate database that she maintains, I don't have any idea what's in there. As far as additional contacts through phone calls and other stuff, like Facebook, there may be a few more.
Scott: What's your ideal business structure? What is your ideal production, not just in money, but quality of life?
Chris: My perfect world, as I see it, I would love to get to 150 transactions a year. I would love to have 1 or 2 agents working with me, doing things with buyers with me managing the business. I'm approaching the season of my life where I don't want to be sitting in front of buyers and sellers all the time.
