How Realtor Bart Vickrey Created $80,000 New Sales Pipeline with Video Database Marketing

John: So Bart, what results have you been seeing on the Vyral Marketing program so far?

Bart: The results have been probably what I thought they were. I get pretty excited about all kinds of marketing opportunities, and as you know, some work and some don't. But this one is grounded in the foundation of any good real estate agent's business, and that is the database. The idea of it overall made perfect sense to me. It's only been a few months now since we've been rolling out the videos, and the responses that I get have been phenomenal. And just in general, the feedback – "Hey, I loved your video" – it's a lot of that type of exchange, which of course we always are looking for from the database. You guys prepared and sent out a "call to action to seller" email that generated 72 leads in one day. It was overwhelming. It was like being a kid in a candy store, seeing all those emails coming in. It was coupled with my home evaluation software that you have linked on my site. For us, of course we always have that bit of instant gratification that we're looking for just seeing the leads coming in. Of course, we follow up with everybody and put them into different campaigns based on their needs. I would imagine we've got 13 listings right now from Vyral Marketing, and a handful of buyers. I'm very pleased. I would recommend it to anyone and everyone. The database is always the first place to be, so investing in it and applying proper communication to the database will always be a return on investment.  I'm excited to work with you guys. It's been a pleasure. You guys have done above and beyond everything you said you would do. Leah has been amazing. She stays on me to make sure that I've always got my videos ready. It's been very nice.  Everybody that I've dealt with at your company has been very conscientious of me as the client, and I really appreciate it.

John: Have you seen any direct ROI quite yet?

Bart: I would say right now, we probably have one that is a pending transaction. But the pipeline of the listings and the buyers that are in there – if I were to make an educated guess, I would say we're probably in the $80,000 range with regard to gross commission income. That's in the pipeline just after a few months. That gives you an idea of the incredible return on investment potential that we have. It's only going to grow. I'm excited about getting better at the videos. I'm growing my email list religiously. I always have a spreadsheet pulled up, and I'm adding emails to it daily. It's just part of my routine now. My goal is to have my email list at 10,000 plus by the end of the year. Leah is keeping me excited and helping me with that. So just as you know, anything that becomes a routine and a habit has to be part of our success plan, and this is it. I'm trying to grow my email database list because you guys have inspired me to do so. It makes perfect sense. I can only imagine where we're going to be on return of investment at the end of the year.

John: You have a pretty decent sized team, correct, Bart?

Bart: I do.

John: So why hire us to do this? Why not try to do this yourself?

Bart: I did think of that. You either build it or you buy it. What I like is that you guys have already become experts at this, and I don't what to spend the time to become an expert at video marketing, email marketing, and all the things that go along with it. I will stick to the expertise that I've already developed. If I can have a return on investment, even if it's two or three to one, that's still worth it. I know that this is going to be 10 to one plus. So that's the exact reason: it's more efficient for me to go right to the expert, hire you, and let you do your thing while I do my thing.

John: Did you have any fears before signing up with us?

Bart: It had nothing to do with the investment; it was more on my end. I've developed a lifestyle business where the business works so I don't have to. I don't work nearly as many hours as the average agent. I work a lot on my business, because I love the business. My biggest fear was this: would I live up to the commitment of having a video twice a month? That was my only fear, and that part you guys have made very easy, efficient, and you guys have taken all the fear out of it.

John: What would you say to someone who's on the fence about hiring us?

Bart: Hire you. I would say give me a call. I speak from the heart, and I wouldn't say these things if they weren't true. I'm in this business every day. I love the real estate sales business, overall. It's the greatest small business opportunity in the world. Because of that, I'll share anything that I do with any agent out there. I talk about you guys all the time. I run a little local mastermind group here, and I talk about you guys because I believe what you're doing speaks to what I do the most: database. I send out a printed monthly newsletter. I have a proper communication plan. You guys added to that, and made it that much more powerful. Anybody on the fence just has to make that investment, because there's no better investment to make than in the database.

John: Any tips that you could offer someone to be successful working with us?

Bart: Yes. Listen to what you prescribe. You guys have become experts at what you do. You have a system, and there's a method to your madness, which I appreciate. I can follow it, because I'm a big fan of marketing. You guys send over suggestions on video topics, examples of what other clients are doing, and a weekly newsletter that's filled with all kinds of tips on the business in general. I appreciate all of that. To watch what you guys are doing, I'm excited about it. It's going to be fun to be a part of it as you guys grow this business. You already are very successful, but I can definitely see the growth here.
