How Realtor Erik Brown Gets 80 Deals a Year From His Database

John: So Erik, you've had some recent success with the program. Why don't you tell me a little about that?
Erik: Yes. I've been using this system now for several months, and I'm getting traction. I had really good responses on my referral based business. About six months ago, I met some folks at an open house, just basic prospects looking to buy and sell a home. I added them onto my Vyral list so that I could send them the videos. I called once, they didn't answer, and I lost track of the lead. Five months later, I get a call out of nowhere from this prospect asking about selling his home. They had listed the home with another agent who wasn't quite up to the task. The prospect said, and I quote: "We've been getting all of your video emails, and you really seem to know what you're talking about. You are the agent that can sell our home, and we want you to come over." I didn't have to compete against another agent, I just walked in and gave my presentation. They are a $300,000 sale, and a $700,000 buy. They made a non-contingent offer on another home so on the $700,000, we're already locked up to close at the end of May.
John: That's awesome. In regards to ROI and the Vyral program, where do you think you are right now? How are you measuring that, big picture?
Erik: Big picture, I'm about 80% referral based in my business. I'm getting more referrals now than I have in the past. We try and do a decent job of deciding where you came from, but it sometimes is difficult with a referral based lead when you know that they're connecting with you on social media, getting the emails and the old school newsletter, and being invited to events. It is a little bit harder to track that piece. As a worst-case scenario, I'm looking at around six or seven thousand dollars a year to use the whole Vyral system. Well, this singular client, their commission is going to be 17 or 18 grand, so I've already paid for two years of Vyral. It's phenomenal.
John: Awesome. Why did you hire us to begin with?
Erik: You actually kind of came as a referral. I looked at other successful agents for where I wanted to turn to. My business had been hovering in the low 100 transactions per year, which is good, but I always wanted more consistent growth. I looked at other agents that had been able to produce larger volumes, and one of those agents had used the Vyral system. I knew that most of my business was coming from referrals, sphere of influence, etc., and I wasn't doing a good enough job of connecting with them. I know that every time that I have posted a very archaic video to social media or the website, it always got really great play. I don't have the time to do all the work, like editing the videos. If I could have that done professionally, it would be worth it. So this was an absolute no-brainer.
John: Did you have any fears before signing up with us?
Erik: Yeah, with any new marketing system that you have, it's always cost. I'm in the Minnesota market, so we're seasonal. If I'm starting a program in the fall, there's usually less business and we're bringing in less income. So my only fear would have been this: what if it doesn't work? Sometimes you take a leap of faith, and sometimes, based on your track record, you know the things that are just a no-brainer. It's just going to make sense that this program, as long as you work at it, it will produce. I'm raising my hand high in the sky saying that it has.
John: So what would you say you like most about working with us?
Erik: That's tough to pick. There are a lot of options. I've got a great coach that connects with me and is really high energy. He's phenomenal. He keeps me updated on your products. He reminds me of things that I need to do when I get too busy. It's nice to have that check in balance. I love that it's extremely hands off. John: What would you say to someone who would be on the fence about hiring us?
Erik: Absolutely do it. And again, I would probably delve a little bit to find out more about their business. There are agents that might be too small for this to make sense right away, and there are other agents that if they just have a little bit of funding, this is a huge growth side to their business. The marketing concept of leveraging those that you know and using this model to provide you with social proof as an expert, it's tough to think that there are many concepts better than this.
John: Any tips you would offer someone to be successful working with us?
Erik: Do your videos. As long as you are excited on camera about your business, about sharing different concepts and adding value to other people's lives, the product sells itself. You don't have to come across as sales-y or convincing beyond just the fact that you're here to help people. That's a very natural style that leads people to want to reach out to you.
