He’s a top real estate agent in Indiana with an incredible story about reconnecting with your neglected database to double your business inexpensively (in fact, he did it with no money out of pocket).
In 2013, at the Gaylord Texan Resort in Dallas, TX, he decided to skip the last day of the real estate conference – and of all the strategies covered at the conference – to finally put a database-marketing plan in place to all the contacts in his Top Producer CRM.
He has done nothing with his database since 1998, when he got into the business, except for a monthly canned letter and a yearly refrigerator calendar.
So, he deleted the people he didn’t know from his database, segmented them by importance, and updated their contact information. To his surprise, there were 37 past clients in his sphere and database who listed their homes with another agent! At an average commission of $5,000 – he left $185k on the table.
To fix this, he put in place an authentic monthly print newsletter and sent out 2 educational Q&A videos a month according to The Vyral Marketing Plan (asking for emails, publishing 2 Q&A tips a month, and calling the people who watch them).
Look at these results! His business jumped from 151 homes sold in 2013 ($362k GCI) to 206 homes sold in 2014 ($671k GCI).
Since his time was so leveraged (one-to-many to complement one-to-one), he worked no evenings, no weekends and no Fridays. He didn’t even make a single cold call or an outbound call to his database. This is an extreme example, of course, but I think there’s much to be learned here.
And get this – vendors pay for all his marketing expenses, since he includes them in the process. He has “zero cost”-ed his marketing, so his ROI is through the roof. We’ll talk about how he does it and stays compliant.
