How Realtor® Jodie Osofsky Got Instant ROI and More Listing Appointments With Video

John: I was just talking with Jodie here during a feedback call. She has been a client for a few months now, and she has already started to see the program work for her. You've even already seen a return on investment. Tell us about that. 

Jodie: It was in early December/end of November. One of my videos went out about home buying tips and different things that can put a buyer in a bad spot that they don't realize. I got an email from a past client and a phone call from him the next day before I could even call back. He said him and his wife were looking to build a home. He saw my video, and didn't want to do it on his own. We sold their townhome and we are under contract on a new construction. That was almost instant.

John: Already getting some return on the investment with Vyral, then? That's fantastic.

Jodie: Definitely. Constant feedback from my clients about how my new videos are so cool and they love watching them. It helps to have relevant information that isn't just about buying or selling houses each time.

John: You also mentioned how this might be shortening up the sales cycle. 

Jodie: What I think happens is people have these timelines they don't always share with everyone. When it gets closer to the timeline, they start talking about it in social circles or at work and that's how referrals happen. You can lose them to someone else. In this scenario, they are seeing my face more often, they are feeling more connected to me, and making those phone calls to me a little sooner. I've had a lot more pipeline listing appointments than I've ever had.

John: You were also talking about how you and your husband were trying to videos before you hired Vyral and it wasn't getting done on a regular basis. 

Jodie: Yes. My sweet husband/lender bought a green screen and turned our basement into a little studio. He bought all this equipment and lights to shoot these videos. I would once in a while let him put me down there and say something, but I didn't like how phony it looked with the green screen behind me. I felt like David Hasselhoff. This removes me from the process enough that it gets done. 

John: So is that pretty much the reason you hired us? 

Jodie: Exactly. It puts me on a schedule with deadlines and taking me out of the ability to say yes or no to a video is huge. I actually don't watch my completed videos typically unless they get a lot of interest. But for the most part, I leave it up to my husband and you guys.

John: Does your husband feel like we are stepping on his toes at all? 

Jodie: Not at all. He loves it. It's taken it off of his plate and he's no longer frustrated with me for not following through, because it always gets done. We know you guys have done your homework and that is advantageous to us. We didn't have to spend the years of trial and error to see what works, you guys did all that for us.

John: A lot of people who are going to be listening to this are probably going to be on the fence on whether they should hire us or not. What would you say to them? 

Jodie: Any time a Realtor has to part with money it's hard, but it's such a no-brainer I would do it over and over and over again. It was a leap of faith at first, but there is no question it's helped me so much. I know how we are going to build on it and I am so glad I made the decision to do it.

John: Let's talk about why was it scary for you. 

Jodie: The monetary commitment, but also the fact that I'm going to be on video whether I like it or not. I don't necessarily love how I sound, but that's what my clients hear. They are used to it. Whether I like it or not, it doesn't matter. It's just a matter of getting outside of my head and doing what I need to do to hit my goals.

John: Great. So you've been successful with Vyral. What advice would you give to those people struggling to find success with our program? 

Jodie: My first question for them would be how involved are they in the editing process and how much are they overthinking the content of the video? I almost find it easier when my client manager sends me topics to pick from. Something that jumps out to me, that's relevant to what's going on in the marketplace. I find those topics are a little easier to speak to without being scripted. I want to be able to act like I'm just having a conversation with my client through the camera instead of having it perfect. I do it pretty quick, we only have 1-2 takes if I really mess up. Even if I say a word wrong and correct myself or giggle, it's fine. That's making me more real to the client which is the whole purpose. The polished and edited holly wood video is not what they're looking for. That would be the biggest piece of advice I could give someone. My guess is they are probably setting themselves down, being too critical of themselves. If they're not finding any benefit and feel like they aren't tripping up there, I would say they should make sure they follow up with their clients. Ask your clients about the videos, and make sure it's shared out there on your social media. That's where you get a lot of clicks as well
