Vyral Marketing Client and Porter Ranch real estate agent Scott Himelstein had a farm of 2,300 homes that he reached through door knocking once a month. He knew he wanted do online marketing but didn't think the generic drip campaigns other agents were doing would actually have an impact. When he saw the content-rich videos Vyral was producing, he knew what he had to do. Since joining Vyral Marketing, Scott is projected to have his best year ever - from a gross commission income of $250,000 in 2013 to at least $425,000 in 2014. Scott says he's already reaped the benefits of the program tenfold and anticipates further growth.

Scott: What results have you seen on the Vyral Marketing program?
Scott Himelstein: It's crazy Scott. It looks like I'm going to double my GCI this year - in large part because of Vyral Marketing and the way you've helped me market myself to my sphere. There's no doubt it's made 2014 one of my best years ever.
Scott: How do you measure the results with regard to ROI?
Scott Himelstein: A lot of my business is coming from my sphere of influence and a farm I have of 2,300 homes. I tend to get a lot of phone calls and emails with each video. I have also gotten a lot of referrals because I'm always top of mind when people see the video.
Scott: Any specific stories you could tell me about?
Scott Himelstein: As a result of the videos, a family member who I haven't talked to in several years referred me to two friends of hers, both of which had to sell their parents' house. When I went to go meet with them they had both printed out my information and you could see the video image on the copy of the email. They already knew a little bit about me, what I looked like, and what I was all about before I actually met with them. As a result I listed and sold both of those properties. That was about 1.2 in production right there.
Scott: Why did you hire Vyral Marketing in the first place?
Scott Himelstein: I'm a really big farmer, I door knock 2,300 homes a month. I feel like the more fishing poles you have out there, the more success you're going to have. I really needed to do something to reach out to my sphere of influence and what Vyral is doing is what I was looking for. I know from being a heavy farmer that if you put out something that looks like junk mail, it's going to be treated like junk mail. A lot of agents send out generic email drip campaigns and I would probably say 95% of people don't read it because it looks like junk - there's no rich content offered. When you take a look at the video emails I put out through Vyral Marketing, what you end up seeing is an opportunity for the people who end up opening the email to feel really close to the person in the video. They feel like they want to be able to interact with them more. It allows you to be able to reach out to people in your sphere of influence or your farm without actually having to give them a call before you follow up.
Scott: Why use Vyral instead of trying to do something like this yourself?
Scott Himelstein: If I had to do this myself I wouldn't have the time to be able to leverage it out and the cost would be a lot higher. I basically just do my two videos a month, which probably only takes me 10 minutes for each video and I'm done for the month. It's nice to be able to have Vyral Marketing on my team because they edit the video, put everything together, and disseminate it to my database.
Scott: What initial fears did you have before you first started with Vyral Marketing?
Scott Himelstein: I wasn't sure what the actual response was going to be. I heard people say they got four listings on the first video they sent out and I didn't feel like that was very realistic. I guess it really depends on how many people you have in your database to allow you to have that kind of response. I know just from being a really heavy farmer that things take time. I noticed over time that I was getting more feedback from more people, who when I talked to them would bring up the videos. I knew that like everything else it was just another way to brand my group.
Scott: What do you like most about working with us?
Scott Himelstein: It's very easy. It's easy to get a hold of you guys. You do all the work - I just shoot the videos once a month and you guys do all the rest. You're constantly giving us ideas about how we can enhance our brand online. When you have 94% of your buyers looking online it's important to have an internet presence - what you guys do makes us stand out.
Scott: What would you say to someone who is on the fence about hiring us?
Scott Himelstein: I think it's an investment in yourself and in your real estate career to be able to really enhance your business. Like everything else, it doesn't really happen over night - it takes a little time. I've already reaped the benefits of it tenfold. I think that it's a very good investment if you want to stand out above your competition.
Scott: What would be one or two tips you would offer if someone wanted to be successful using the program?
Scott Himelstein: Follow the plan. The nice thing is this isn't brain surgery, this isn't working in a coal mine. It's really simple. Frank has laid out the plan. It's very obvious, all you have to do is shoot the videos and make follow up phone calls, which you should be doing anyway with your database and sphere of influence. This just gives you another reason to do it. After every video within a week I get a list of all the different people that open the link and watch the video - now they get a phone call from me.
Scott: You said this year is going to be your best year ever. What were your numbers like before hiring Vyral? What are they projected to be this year?
Scott Himelstein: Last year it was about $250,000 GCI and if things continue at the current pace we'll probably have around $425,000-$450,000.
Scott: How long have you been a client?
Scott Himelstein: It will be almost a year next month.
Scott: If you could sum up your experience in one sentence, what would it be?
Scott Himelstein: Just do it! At the end of the day don't over think it. It's simple, which is one of the reasons I really like it. It saves so much time and would probably cost you significantly more money to do it yourself.
