How Realtor Kevin Clancy Recruits Talent & Sells More Homes with Video Marketing

John: Have you seen results using the Vyral Marketing program? 


Kevin: We've been with Vyral for about a year now, and we've seen great results. I run two blogs. One is for recruiting, and one is for just touching my sphere. 


John: With regards to ROI, how do you quantify that? Can you measure those results? 


Kevin: It's hard to quantify the awareness that the videos create, but I measure by the return emails or questions I get for videos. For example, we sent an email out asking people what questions they want answered in videos. I was only expecting two or three responses, and I think we got 50! We really just want to make it relevant to the database. It's hard to quantify because sometimes you don't get that instant response, but it is creating awareness. I think all we want to do is be on top of their minds when they think of selling their house. 


John:  Are there any specific stories that you could tell me about how Vyral has helped your business? 


Kevin: I send a coaching video out to every agent in my market every two weeks. Last week I got a call from a Re/Max agent. I'm an independent broker. She sent me a referral for a $160,000 condo, and she didn't even want a referral fee. She just said she watched my videos and she figured I was the best guy to handle it. That was huge. It's been very good for us. 


John: Anything specific to the sphere that you could talk about? 


Kevin: I think we hit 8,000 people in our database, and every email has the home valuation link on there. We've probably listed between six and eight homes from people who clicked on the home valuation link over the past year. Our average commission is five grand, so we're looking at  $30,000 or $40,000 in commission income for the company just on those links that people have clicked on. 


John: Why did you hire Vyral Marketing to begin with? 


Kevin: I met Frank at several different conferences. I just knew that he was a guy that knew what was going on in the industry. He knows what it takes to build a successful real estate firm. The call-to-action letters that Frank writes and we send out always gets us a couple dozen responses. I hired you based on a couple of conversations with Frank. All my top producing friends using Vyral were getting good results, so it was a no-brainer for us. I wish we'd started sooner. 


John: Any thoughts to trying to do this yourself? 


Kevin: It comes down to trading dollars for time. You could probably do it yourself, but it's just going to take too much time and effort. At the end of the day, you're just not going to get around to doing it. Making it a systematic, repeatable process is why I hired Vyral, and it's definitely worth the money. I could lay a hardwood floor myself, but hiring a guy that lays hardwood floors all day is going to be more cost-effective and he's going to do a better job. It's the same thing with the videos. 


John: Did you have any fears before you hired us? 


Kevin: There's a reluctance in my office for people to get in front of the camera. If you look at my first videos, they weren't very good. They've gotten significantly better over the year. I think you just have to jump into it. Anybody using video regularly is seeing success with it. It's just the wave of the future. Video allows people to feel like they know you without meeting you. It's an incredibly powerful medium. You can build a relationship with someone using video. You can build a relationship with 8,000 people without having to make 8,000 phone calls. 


John: What would you say you like most about working with us?  


Kevin: Vyral makes it so easy, and it's regular. Vyral helps you implement quickly and get going. As an industry, I think our biggest weakness is we want to go out and close deals, and then we forget about our clients. We don't like to incubate. Vyral lets you incubate that business and build your database. If you ever want to have anything of value, the value is in your database. It's how many people know you, trust you, and do business with you. Vyral helps you maintain that relationship before and after the sale, so it's a tremendous asset. 


John: What would you say to someone who would be on the fence about hiring us? 


Kevin: I would say just take the plunge. You might not see instant results, but it works. There's no question in my mind that it works. Cast away the fears. You just have to take the plunge and have faith. Frank is a real estate expert. He understands the business, and he is not going to let you fail. I think Frank is always accessible, and he's dedicated to your success. I think that's critical, because the leadership in a company that we do business with is really important to us. 


John: What tips would you offer to current or prospective clients to be successful using Vyral? 


Kevin: I think it's important to be yourself in the videos. Let them know that you're a real person. Build that relationship where they can start trusting you, and they know a lot about you. People remember your videos. No matter what the topic is, it always hits home with somebody in your database. Just be yourself in the videos. People appreciate that.
