Real Estate Snail Mail Update

NOTE: Real Estate Snail Mail is a business unit of Vyral Marketing led by Mark Waring. We've had many clients ask us to write sales copy for them, and since many of our clients are in real estate, we've written a sequence of letters to be "snail mailed" to expired listings. Since we're great at writing, marketing, and systems we decided to test out a sequential 'snail mailing service' because we could not find one that existed who would mail the letters in a sequence on specific days, hand addressed, as we wanted. So, as a side project at Vyral Marketing, Real Estate Snail Mail was born. Each week we write our snail mail clients an update on the progress of their test and we post the weekly update for you here to review. If you're interested in being in the test group, let us know.

We launched 9 snail mail test clients last week of the 19 currently in the group. 

 

We’re just getting your letterhead orders into the Omaha office for those of you still waiting to launch.

 

Here are the numbers for each live market last week. Leads are only the expireds that came on the market we started mailing to - when you get a call - that will be called a "prospect".

 

SW Florida – 11 new leads – Sent 19 letters
San Diego – 4 new leads – Sent 4 letters
St George – 14 new leads – Sent 16 letters
Palm Beach – 23 new leads – Sent 23 letters
Denver – 15 new leads – Sent 20 letters
Chicago – 58 new leads – Sent 76 letters
San Fernando Valley – 27 new leads – Sent 27 letters
Hawaii – 8 new leads – Sent 14 letters
Inland Empire – 24 new leads – Sent 24 letters

 

The plan right now is to send 2 letters a week for 5 weeks since it’s a hot market with a lot of fast re-lists. 

 

We will go to 1 letter a week for 10 weeks if we don’t get solid response within the first 5 weeks. This is typical timing when I talk to top agents getting results.

 

As you know, each letter has a tracking phone number on it so we’ll know when you get calls (and if you answer or not!). 

 

Make sure you test your trackable phone number! Talk to Mark and make sure when that number is called it rings the phone you plan to answer.

 

Mark will also talk to you weekly to track callers who go around the trackable number; such as if see your letter, search you online, and then call you from your website.

 

Mark is also going to take a photo of all the letters we’re sending out every day and I’ll put those photos in this weekly message for you. It’s nice to see all the letters being sent and what they look like.

 

Everyone should also be getting a USPS flat rate box to put all their returned mail. This is to be shipped back to us every month at our expense.

It will take a few weeks for the calls to start coming in, so we should expect our first phone calls for the live group above to come in around July 15^th.
