How Realtor Nick Sakkis Closed $1M In Sales From Just Sending Out Videos

John: So Nick, you've been a client for right around a year. You were seeing some traction and people were talking about it, but nothing really direct until this week. Can you go into more detail on that?

Nick: We've loved the program from day one. I think we're a little unique. I don't think everyone signing up for Vyral keeps track of their database. We've had a very good success. My mom's been in the business for 25 years and she's had very good success keeping up with the database. We just really needed to implement video to step up our game. So we weren't expecting any results quickly because we knew this wasn't our first go at communicating with the database, or as Greg Harrleson says, audience, I really like that. We were getting a lot of responses, but not like the, "Come list me. I want to work with you directly," until about two weeks ago. We had one client raise their hand, and she's someone who's literally watched every single video, seen her, tracked her, talked to her. She's clicked on almost every link from our platform, from the home valuation to - it was actually Frank's Magical Seller Lead Gen - so she went through the portal, clicked the home valuation link, contacted my mom, and said she was ready to put her house up for sale. Interestingly enough with that, she had been in our database. She was a real estate agent in residential but switched to commercial. She could have actually listed her home on her own, but when she met with my mom she said, "You guys are just doing so much. There's so much good content coming from you. I know you're an expert on the market, so I want to hand the key to the kingdom over to you." That's the first time my mom called me up and said, "Hey, this thing's really working out!" That was the first pat on the back.

John: Solid! Okay, great. So do you have any idea what kind of ROI you can get from that deal?

Nick: That one deal - It'll be a $600,000, we'll probably come out at $635,000. So if that thing closes, obviously that's about 3 years of Vyral Marketing paid for.

John: Yeah. There you go!

Nick: Yeah, just from that. So we're excited about that. Then I had another customer. I've had my license for ten years but I've always been in an inactive state so I've always referred anybody that I knew to my mom. It wasn't until this past September that I really went full time. Everybody that knows me from my sphere, I was always kind of known as the audio guy. I was very passionate about it, building speaker boxes and doing home theaters for people. I was kind of that guy. So I actually had a customer contact me two weeks ago and he said, "Hey man, I know you're a real estate agent now. I need you to help me find a townhouse." After I qualified him, I asked him, "Hey, we do a lot of marketing everywhere. What made you--" because I hadn't talked to him in 5 years. "What made you contact me?" He said he saw my videos on Facebook and everywhere online. He said, "You're one of the best audio guys I know from five years ago, and if you're in real estate now doing what you do, you've got to be a great agent. So I want to work with you." That was the first click for me because it's easy for me to transition into a new career, but for my sphere to view me as a Realtor instead of an audio guy, that was my big success. He's looking for up to $300,000, so combined we're looking at almost $1 million in closed sales from just sending out a few videos.

John: That's awesome. That's great. I love to hear it. It's funny because I think it was a month ago when you and I talked, and I said, "You know, it takes a while to get some traction. That's why we want people to commit to at least a year." And we just hit that mark. So I'm glad you stuck with it and were able to follow the program and finally yield the results, so hopefully this just starts to snowball for you guys.

Nick: Yeah, we like that momentum idea, right?

John:Exactly, exactly. So think back a year. What made you hire Vyral in the first place?

Nick: Like I said, I've had my license for ten years, I'm kind of in a unique position. Since I grew up in the business, I joke with everyone now that I've been selling real estate since I was eight years old, just because I was always involved in it. But I was working for a manufacturer as a product trainer. So a year and a half ago, I was training people how to sell appliances in the marketplace. So while I enjoyed that job, my employer was great, in the back of my mind, I knew that I wanted to get back into real estate full time. Just go into business for myself. So I really started to dig deep and study the top agents in the country. I could find online what they were doing. I started in California and Washington with Ben Kinney, and started looking at Greg Harrelson and those guys, and then started looking at Reel Geeks and Jeff Manson. We are Reel Geeks customers, it's a great platform. I know you guys have a relationship with them, and that led me to Frank and Vyral Marketing. I saw all the success everyone was having, and I knew if the top guys in the industry were using this platform, that's something I wanted to be a part of.

John: Awesome, that's great. Since you saw what you were doing, were there any thoughts like, "Hey, this is something we could do on our own"?

Nick: Yes. Absolutely. I watched the Hangouts and stuff, and I know there's several people who always say stealing's a little bit of flattery. If someone's doing something, you kind of reverse-engineer it. I played with it for awhile, and then thought to myself, What am I doing? It's 500 dollars a month. I could not hire a marketing person or even think about doing this on my own for $500 a month. It's a freaking no-brainer, just go ahead and do it. And I'm 100% glad I did.

John: Awesome. Did you have any fears before signing up with us?

Nick: I'm okay. I mean, I feel okay in front of the camera, in front of people, because I've been a trainer for the past 2 or 3 years. So I wasn't afraid to be in front of the camera. I was more afraid of going immediately in front of the camera and be an expert in something, even though I had real estate experience, that I hadn't been doing day to day. So that was a little bit of a fear, but once I saw people who were doing it and realized how much content you guys provide for us. Obviously, when I signed up, Tanya sends me stuff twice a month at least of trending topic ideas. There's never a lack of what to talk about. That was kind of my biggest fear, but you guys do an awesome job at creating that for me. Now that I'm in that day to day again, I don't have a problem with finding stuff to talk about anymore.

John: Great. What would you say you enjoy most about working with Vyral?

Nick: The turn around time is good, because even though Tanya reminds me, I usually bulk videos together. I usually don't have to many in the pile. I'm not doing 3 months of videos at a time. But she does a really good job of staying on top of things and making sure I'm on schedule.

John: A lot of people are going to be listening to this that might be on the fence about hiring us. What would you tell those people about hiring Vyral?

Nick: To go back real quick, the other pivotal thing, that I didn't even comprehend yet - I knew the video was a big deal, but the gathering of the testimonials. To be able to have audio testimonials on a landing page on my web page. I'm getting customers on Facebook that I don't do anything for. They landed on my page, I'm re-targeting them going to my testimonial page. I'm seeing traction just from having testimonials online. I know that's a big deal. We just had 8 or 10 testimonials gathered, that even though we know our customers love us, to have that powerful statement ready to market, that's worth another $500 a month, but you guys do that as part of the program.

John: Well, we could start charging you. [laughs]

Nick: I'm sure you could, I'm sure you could. The next step is to have you guys handle our Facebook ads too, but I'm not quite there yet. I'm still having good success doing that myself, but I know you guys are doing really well with that.

John: Okay, cool. As someone who wasn't getting immediate results, you had to be patient, what are some tips you would offer someone to be successful with Vyral?

Nick: It's definitely consistency, just like anything else. If you don't see the result right away, that's fine. Just know you're doing the right thing every single day of every single week, of every single month. It's a proven formula, so just give it some time. It was it is, man. It's going to work; you've just got to work the system.
