Let’s talk about two great topics this week for your videos.
I want to specifically address our real estate clients this week since there are so many of you. I’ll walk you through exactly how to come up with a topic that’s powerful for your database.

First, as you know, the best topics are always answers to real questions you get from your clients or customers. Douglas Elliman in Manhattan does a great job with social media Q&A.
“From buying and selling, to financing and relocation, AskElliman is Douglas Elliman’s online destination for expert guidance and your questions for all things real estate. Join our conversation and visit often for regular updates, insights, and answers on a wide variety of real estate topics.”
Gary Vaynercheck, while not in real estate, also does a great job with his #AskGaryVee show.
“On #AskGaryVee, he answers questions about social media, entrepreneurship, startups, and family businesses based on a lifetime of building successful, multi-million dollar companies.”
This is the core Q&A video marketing plan you hired us to implement. Simply answer questions you get over the phone, online, or in-person from your clients or customers.
Here’s an example:
“Hi this is Frank Klesitz and I had a client ask me the other day when I was showing them a home this question – ‘Will all the lighting fixtures come with the home?’ I wanted to answer that question for you today as well, specifically on ‘How to make a strong offer on a home.’ This will make sure nothing is left out on your big move in day.”
We also publish our top performing client video topics every week in our Saturday e-Newsletter. In real estate, the top performers are usually local real estate market updates and news about local community events.
But, here’s my “secret” go-to strategy when I don’t have time to think about a topic:
1. I Google search for the top performing headlines, topics, or - in this case - landing page ideas. Here’s what I found for real estate. Perfect!
2. I pick two topics relevant for my database I can easily find answers to online. In this case, let’s choose:
- How to Sell Your House on the Internet
- Selling Your House When it Needs Repairs
- http://www.wikihow.com/Sell-a-House-Online
- http://www.huffingtonpost.com/jack-m-guttentag/fix-up-a-home-before-sell_b_3830747.html
- “Hi this is Frank with ABC Realty and a question I’m asked from my clients when they are about to sell their home is “How do you market a home on the internet to attract buyers?” Well I want to answer that for you today – how to stage it, take photos, and where to put those photos online to attract the most attention so it sells for the most amount of money.”
- “Hi again this is Frank with ABC Realty and I’m always asked what to do about needed repairs if you’re going to sell your home. I’ll share those options with you today so you can make the best financial decision after this video.”
This is what we do for you at Vyral Marketing. If you don’t have client questions to answer or topics you’re comfortable with off the top of your head, we do online research for you and suggest questions for you to answer.
We also coach you through the answers we find from a creditable source online – sentence by sentence if you like during your webcam interview – which we then stitch together quite nicely in video editing.
This is a proven, repeatable process to have a consistent flow of great topics for your video blog!
